How this calculator works
Monthly payment uses the fixed-rate amortization identity. Net proceeds = principal − upfront fee. The solved monthly rate equates the present value of all equal payments to net proceeds; fee-adjusted annualized estimate = solved monthly rate × 12 × 100.
Variables and inputs
- Loan amount
- Required numeric input. from 0.01 to 1 billion currency units; decimal values supported.
- Upfront fee
- Required numeric input. from zero to less than the loan amount; must leave net proceeds of at least 0.01.
- Nominal annual rate
- Required numeric input. from 0% to 100%; enter 12 for 12%, not 0.12.
- Loan term
- Required numeric input. whole number from 1 to 1,200 months; equal end-of-month payments.
How to interpret the result
The calculator returns fee-adjusted annualized borrowing-cost estimate, nominal annual rate for direct comparison, fixed monthly payment and net cash received, total scheduled repayments and estimated total finance cost, percentage-point increase caused by the entered upfront fee. Read each output against the assumptions you entered, compare alternatives one variable at a time, and use the result as an estimate rather than a promise.
Common mistakes to avoid
- Mixing units or entering a rate as a decimal when the field requests a percentage.
- Rounding intermediate values instead of the final displayed result.
- Leaving out a cost, timing rule or local requirement listed in the assumptions below.
Practical uses
Use the fee-adjusted apr-style calculator to check a real scenario, compare a changed assumption and explain the arithmetic before relying on a quote, specification or decision.
Worked example
For 100,000 currency units, a 3,000 upfront fee, a 12% nominal annual rate and a 60-month term, the monthly payment is about 2,224.44 and the fee-adjusted annualized estimate is about 13.3496%.
Assumptions and limitations
- the loan uses equal end-of-month principal-and-interest payments for the entered whole-month term
- the nominal annual rate remains fixed and is divided by twelve to calculate the contractual monthly payment
- the entered upfront fee is deducted once from the amount received and is not added to the financed principal
- full calculation precision is retained before display formatting
- taxes, insurance, later fees, irregular cash flows, day-count rules, provider rounding and jurisdiction-specific disclosure rules are excluded
- this deterministic result is a planning comparison labelled APR-style, not an official or regulated APR disclosure, loan quote, approval decision or financial recommendation

Frequently asked questions
Why is the fee-adjusted annualized estimate higher than the nominal rate?
The scheduled payments are based on the full principal, while the upfront fee reduces the cash you actually receive. Solving the payment stream against the lower net proceeds therefore produces a higher rate when the fee is positive.
Is this the same as the APR disclosed by a lender?
Not necessarily. Official disclosures can use jurisdiction-specific definitions, included-charge rules, timing, compounding, day-count and rounding conventions that this bounded planning model does not reproduce.
What happens when the upfront fee is zero?
Net proceeds equal principal, so the solved monthly rate matches the contractual monthly rate and the fee-adjusted annualized estimate equals the entered nominal annual rate.
Why does the calculator use a root-solving method?
The fee-adjusted rate is the rate that makes the present value of all scheduled payments equal the net cash received. That rate generally cannot be isolated with a simple arithmetic rearrangement.
